Do i use my personal credit to get these type of loans.

TOM’S ANSWER – I do not use my personal credit when I set up these new LLC’s and I will teach you how to do the same thing in step 3 of my system.

I have started 24 new LLC’s in the last 3 years. This is a recipe that you can use over and over again to get business credit – no matter what your personal credit is like.

Hi Tom, I was really excited to know about such great opportunity to create ULOC which doesn’t reflect in one’s creadit history. Also I understood that not all financial institutions do this, but some particular, which you’re going to disclose in manual. TOM’S ANSWER – Yes, my money system will work for Canadians if you can find a US partner to join your LLC or partnership.

If you miss a mortgage payment very bad things will happen to you!

I got a call from a client who told me a story that is worth sharing.

She is a real estate investor and drives over the road as a long haul trucker. She is gone from home for 3 weeks at a time.

She told me that on one of her trips, she forgot to make a mortgage payment on one of her properties. The lender reported her as 30 days late, and this single negative item lowered her good credit score down to 620.

She admits that she should have pre-paid all her bills before she left home.

My advice to her is to hire a company that specializes in removing this kind of item from your credit report. They can do it in about 60 days, and it is well worth the money you will spend to repair your good credit!

We had a great training call in our weekly Mastermind group. This is the small group of clients that get  personal access to me for an hour each week to talk about deals.

One of our regulars named Lee told us a great story about finding a deal. Lee works with a realtor that targets bank REO’s that are released onto the MLS. This realtor uses software that quickly notifies him of  any specific new listings that meet their guidelines.

The got a lead on a property in a HOT zip code and Lee rushed over and made an offer of $100 over the banks asking price. This offer was accepted immediately by the bank that badly wants to get it’s money out of this repossession.

So the moral of the story is -

Have a system to find deals.
Act immediately when you find one.
Understand the sellers motivation when you are making an offer.

Lee has had 28 realtor’s show the house since he made his offer. He is buying a great property in a high demand area that will need about $20,000 worth of work.

He expects to turn a $50,000 profit!

I just got back from the customer appreciation seminar in Orlando FL.

I just got back from Alex and Armand’s customer appreciation seminar in Orlando. Those guys really know how to host a live event.

I meet so many leaders in the field at these events and get to network with other real estate and business people that are making it happen.

These live events require a big travel commitment, but they are well worth the investment.

One of the great take away ideas I had from the meeting was to think about doing a Affiliate contest for everyone that makes money promoting my system to other people.

I may do a deal where I give away a $5,000 bonus to the affiliate that sells the most of my program in a 30 day period.
